This month we hear from a different Estate Agent for our October Housing Market Update. Malcolm White from EweMove Estate Agents in Salisbury, Winchester and Chandlers Ford presents the latest insights on the UK Property Market. And for local clients, provides a more detailed focus on the Salisbury Market.
“In our quarterly review of the UK Property Market, we look at the whole sales market across the UK and with a local focus on Salisbury.
What is happening from a National Perspective?
“There has been some negative attention from the media towards the housing market lately. So at EweMove, we take an analytical approach to the property market and cut through the headlines.
“From a national perspective, the number of transactions have increased month on month. As have house prices. The HMRC report that 87,010 sales took place during August. This is a small improvement of 1.1 % on the previous month, but significantly lower than last years higher levels (-15.6%).
“There’s positive news for landlords. At 5.5% in August, annual growth in rental prices in the UK is at its strongest since records began. The Index of Private Rented Housing Prices reports on both new lets and renewals.”
How strong is the Salisbury Property Market?
“Over the last 12 months, the Salisbury Property Market has remained very resilient.
“The average sales price in the last year in Salisbury was £296,589. With the average price on a per square foot basis being £335. These are both increases year on year. The highest value recorded by the Land Registry in the Salisbury area over the past 12 months was £840,000 for a flat and £2,275,000 for a house.
“By property type, the largest number of transactions was for terraced properties followed by flats. According to the Land Registry, there have been a total of 707 properties sold within the Salisbury area.”
“If you want to make decisions about your home before Christmas, now’s the time to act. EweMove can help you sell your home and find your new dream home.”
