March update for landlords

“So far this year, we are not seeing any sign of the rental market slowing down. Demand across the country continues to be high and this is pushing rental values up. We are seeing many landlords choosing to sell at the moment and this is putting additional pressure or renters who are really struggling to find alternative property.
“The Government is pushing ahead with its agenda to ensure a “fairer and more affordable private rented sector that provides security and stability for both tenants and landlords.” The Levelling Up White Paper that was unveiled in February outlined the following:
- Confirmation of the plans to abolish the Section 21 Notice. Currently, tenants can be evicted in a rolling periodic tenancy or at the end of a fixed-term tenancy without giving a reason. Instead, the Renter’s Reform proposes strengthening the grounds of Section 8 – improving the grounds for possession and the overall court process.
- Exploring the feasibility of introducing a Landlord Register (similar to what already exists in Wales)
- A proposal that all rental property should have an EPC rating of C by 2025.
“The Government is also digitising the immigration system and from 6 April 2022, landlords will need to use the Right to Rent Online Checking Service for Biometric Residence Card / Permit holders to carry out the Right to Rent checks.
“A detailed White Paper is due to be unveiled over the coming weeks and we expect this to include a raft of changes to the Private Rental Sector.”
