Our March Property Market Update comes from Dan Syckelmoore from Boatwrights Estate Agents who have independent offices covering Salisbury, Shaftesbury, Tisbury and Amesbury. Here, Dan talks about some of the latest trends in the property market and what home improvements he sees add the most value.
“Nowadays, most people seem keen to combine a modern way of living with being more energy efficient – especially with the recent surges in energy costs. Within the average family home, we ‘homeowners’ want to create a ‘heart’ for our home, which usually comes in the form of an open plan kitchen/dining/family room where we’ll spend 80% of the day. The idea of having a cosy snug and sitting next to the fire in the evenings also remains a popular option.
“Open plan living can, however, be significantly less energy efficient. Many of us are constantly now looking at ways to better insulate our homes – including the installation of modern heating systems – to help both reduce our monthly bills and become greener. We also continue to look for ways to offset running costs such as via solar panels which typically only become ‘financially’ viable to install now if we plan to live in the property for at least 12 years.
“Any energy efficient improvements we make, however, should be considered as a longer-term investment in our homes as buyers do appreciate these improvements – and indeed in time will come to ‘expect’ them!
“As estate agents, we have also seen in recent years a large increase in outbuildings, both being converted and erected. Many more of us now work from home, so we want a flexible space allowing us both to work comfortably and, equally importantly, to separate work life to home life – being able to close the door on our studio/office at 5pm and enjoy home life until the next day! More of us are also utilising spaces within our gardens to erect buildings suitable for running an ‘Air B&B’, effectively creating an investment opportunity from our homes.
“In short, we want to combine the ease of modern living, with becoming more energy efficient, whilst maintaining a healthy, work life balance – all from the comfort of our own home!”
